
Montclair Plaza – located in Montclair, California, is a two-story, super-regional enclosed shopping mall that has suffered the loss of a department store anchor due to bankruptcy (formerly Broadway’s Department Store).
The vacant anchor occupies the most visible position on the site with its adjacency to the 10 Freeway, with over 250,000 cars passing the site daily. The obsolete, three story vacant department store building is an unattractive, highly visible vacancy that detracts from the overall perception and performance of the mall.
Project Goals:
- Demolish the obsolete Broadway Building (approx.140,382 square feet) and the adjacent Goodyear Auto Center (approx. 5,438 square feet) Total Demolished space: 145,820 square feet.
- Develop a “lifestyle” component (the “Courtyards at Montclair”) to enhance the performance and physical properties of the shopping mall.
- Secure an upgraded selection of retailers as well as high-quality dining establishments as components of the Courtyard development.
- Secure a quality hotel
Project Design:
- The design of the redevelopment of the obsolete Broadway Building will be that of a “lifestyle component” designed to:
- Attract customers to the property
- Provide an offering of dining, entertainment and retail not currently available at Montclair Plaza
- Service the strong demand for quality hotel rooms in the market
- Drive customers into the mall
- Create a highly appointed outdoor environment enhancing the property’s sense of place
Project Description:
- The resulting development would replace an obsolete 145,820 square foot vacant former department store building with approximately 120,000 square feet of retail buildings plus a hotel and related site work.
